Development Projects
Tees Valley Unlimited Delivery Team is leading a £2 billion investment programme in land, property and infrastructure to deliver core regeneration schemes; Middlehaven, Northshore, Central Park and SKYLINK International Business Park at Durham Tees Valley Airport.
These four sites, through our leadership, now have access to the funding, planning and acquisition privileges of our partners; One North East and the local Borough Councils.
As well as enriching the lives of the people who will work and live in the developments, they are planned to make a visual statement that will transform how the world perceives the whole Tees Valley.
The creation of stylish apartments and family living, large scale office development, new educational facilities, business incubator units and quarters for quality culture and leisure are planned for our strategic sites offering a unique opportunity to extend and in many cases exceed the current Tees Valley offering. They are described in detail on the links to the left. Below is an overview.
The Delivery Team also act as a conduit for complex development for other schemes within the Tees Valley. A programme is currently being worked up with partner organisations. This work will involve leading on and advising on other priority schemes where insufficient resource exists within the respective partner body. TVUD will add to or lead staff within the Tees Valley to maximize opportunities for the sub-region.
Middlesbrough - Middlehaven
Extending over 40 Hectares around the reclaimed dock and along the river, this flagship project has already started to add its own iconic structures to the Transporter Bridge and Riverside Stadium at either end. The masterplan maximises the inherent drama of the waterfront, embracing offices of superior quality, apartments and family housing, leisure attractions, hotels and destination retail, bars and restaurants. The vision is for an environment radical and exciting enough to reposition Middlesbrough and Tees Valley internationally. The site is already home to the £70m Middlesbrough College; Temenos, the first of five proposed Tees Valley Giants by internationally renowned artist Anish Kapoor and structural engineer Cecil Balmond; two office blocks, Hudson Quay 1 and 2, by Terrace Hill; and BoHo 1 and 2, the creative quarters of DigitalCity. Now work is underway on sustainable community developer BioRegional Quintain’s Community in a Cube residential block, the first phase of its £200m RiversideOne scheme; while the college is looking at expansion options.
Stockton - Northshore
This is a crucial piece in Stockton’s continuing renaissance and will extend the town centre along the river Tees to encompass up to 20 hectares creating a vibrant new south facing mixed use development comprising of, office accommodation,a new hotel, restaurants, waterfront homes and public spaces with inspiring new art. Watersports of international standard already take place on this stretch of the river and opportunities to view and engage with these sports in addition to extending the range of watersports will be encouraged. Developments so far include Infinity Bridge, a new landmark pedestrian and cyclist bridge connecting with the thriving Teesdale Office Park and Durham University campus across the river.
Darlington - Central Park
Taking full advantage of Darlington’s nodal position in the North’s communication network, this 30 hectare town centre site borders the railway immediately north of the East Coast Main Line station. It will provide extra, much needed modern office accommodation, apartment and town house homes and a strategically positioned hotel and conference centre - all in a landscaped setting. Developments so far include an impressive new building for Darlington College which is already bringing a buzz to the site and Teesside University have started work on a new £13m five-storey building, to be completed by June 2011.
SKYLINK International Business Park at Durham Tees Valley Airport
Already £20 million is being invested to improve the terminal and facilities at the Airport whose passenger numbers are set to double in the next 2 years. Now 100 hectares of land, mostly to the south of the runway, are being masterplanned to provide commercial development with an emphasis on airport related uses. In addition, to the North, ancillary hotel and leisure uses consistent with an airport of growing international significance are proposed.
